Establishing your motivation and search criteria ahead of time generally ensures a more enjoyable search and buying process.

STEP #2
PRE-APPROVAL PROCESS:
It's important to have clarity about your purchasing power/loan pre-approval prior to home shopping. Having a lender or mortgage broker who is available to answer questions on the fly is critical when searching and writing offers in a competitive market.

STEP #4
WRITE A SMART OFFER:
Once you are ready, we'll help you make a smart offer. We'll
ensure you are aware of what your options are and how to
remain competitive to secure the property you want.
Does the property meet most of your search criteria and
does it make you excited?Facilitate cross-communication between you, the lender,
and the listing agent to obtain pertinent timing and offer
info.Ask your agent about all the different things that go into making a competitive offer.

STEP #5
DEPOSITING EARNEST MONEY
& EXECUTING INSPECTIONS:
Congratulations! After your offer is accepted the property will be marked as "pending" online. This allows you the exclusive right to purchase.
Here's what will happen next:
Deposit your earnest money to escrow.
Execute inspections for a better understanding of the condition of the property.
Get clarity on the costs associated with any necessary repairs.
There is no such thing as a pass or fail home inspection. If there were, they would all be failing.
Our job is to help you identify priority repair items and how much they will cost to fix.
STEP #6
NEGOTIATE REPAIRS:
When negotiating repairs we're usually focused on safety/health concerns and/or any items that are not operating as they should. We typically negotiate with the sellers in these three ways:
Ask the seller to hire contractors to make specific repairs prior to closing of the property.
Request the seller credits you money towards your closing costs.
Ask for a price reduction.
STEP #7
APPRAISE PROPERTY:
The appraisal process comes after your inspection. Financing is usually contingent on a satisfactory appraisal. Generally,
7 business days are needed to complete and submit the report.
Portland Metro home values have gone up 6.6% over the past
year and the latest forecast is they will rise 6.1% in the next year.
STEP #8
CLOSING & KEYS:
Once the loan has final approval, you'll receive the final closing statement for review.
Title and Escrow will schedule you to sign all loan and title documents, 1-3 business days before the closing date.
We will meet you at the property to get you keys and allow access!We make a donation to a local nonprofit partner of your choice after closing.
